For landlords and property managers
Property Management tracks your whole portfolio: properties, the units inside each one, leases, tenants, and rent, in a single record. Ask its built-in AI agent to add a unit, post an announcement, or bring on a new manager — it proposes the change and waits for you to confirm before anything actually happens.
THE AI AGENT ON EVERY PLAN, STARTING WITH BASIC · ANDROID & iOS ON PROFESSIONAL AND ABOVE · MOBILE APPS RELEASING OCTOBER 2026
The AI agent
Adding a unit, posting an announcement, or bringing on a property manager used to mean digging through menus or filing a request with whoever manages the account. Now it means saying so, and you still get the final word.
01
Add a unit, post an announcement, invite a manager: describe it in plain language and the agent handles the rest, deeply wired into the same properties, leases, and tenants already on your roll.
02
Every proposed change is shown plainly and waits for a Confirm or Cancel: nothing is granted silently.
03
The AI agent uses the same admin-level checks your own settings would; it can't grant more access than you already allow.
The portfolio
A single-family rental or a twelve-unit building work the same way: add the property, then add every unit inside it, each independently leased.
RECORD
Bedrooms, bathrooms, square footage, and a listed rent - all optional, all on the unit itself, so a vacant unit shows what it's asking before anyone's leased it.
RECORD
Start date, rent, and deposit for every unit: tracked Draft through Active, Expired, or Terminated.
RECORD
Primary, co-signer, or occupant: every name on a lease, tied back to the unit they live in. Add one and they get an email invite to set up their own portal login.
RECORD
Tenants file requests themselves from their own portal login, tied to a property or flagged common-area. Tracked Open, In progress, through Complete on your side.
RECORD
Post once and it's live in the portal and in every tenant's inbox: target one property, a handful, or the whole portfolio.
Beyond the roll
Screening and signatures - built into the same roll, not two other subscriptions.
Tenant screening
Start a screening straight from the tenant's record and collect the fee directly from the applicant, not you. Track the result right alongside their file, and a person on your team still makes the final call before anyone's approved.
E-signature
Send any lease straight out for signature. The tenant signs on their own time, by email - the roll's status updates itself the moment they do, no chasing a paper copy.
Run it your way
One toggle changes what the roll asks for, never what it stores. Flip it later and nothing already on record is lost.
SELF-MANAGED
Every property is yours by default. No owner field to fill in, no extra step between adding a property and leasing it.
FULL-SERVICE
Assign each property to an external owner and keep their contact on file: the same roll, now with who it's held for.

Every plan starts with a 30-day free trial: no card required until you choose one. Pick the tier that fits your portfolio now; upgrade anytime as it grows.

Get paid
Rent collection runs through the same secure checkout as everything else on the roll: no card data ever touches this app. Connect your bank once, in a few clicks, and you're ready to collect.
Connect your bank in a few clicks - no Stripe account to set up yourself. Payments run through our platform's Stripe connection; you just link where the money should land, and it's still your account that gets paid, not a shared pool.
Share a link, not an invoice. Create a charge against a lease and copy the pay link straight to the tenant.
Rent payments record themselves. A paid charge shows up on the roll automatically, no manual entry.
Paid in cash, by check, or through another provider? Record it anyway. Log any rent payment collected outside this checkout and it joins the same payment history as everything paid through a link - one record, however it was actually paid.
A payment that gets stuck still gets found. One click checks any pending charge against what Stripe actually says happened and fixes the record - nothing stays silently unpaid because a notification didn't arrive.
Stay ahead of late rent
The dashboard, the reminders, and the late fee all run themselves - none of it waits for you to go check.
See who's behind without opening a single lease. Every unit late on rent surfaces automatically on your dashboard the moment its due date passes.
A reminder before it's due, worded however you like. Email every tenant a set number of days before rent is due - turn it on or off, choose how many days out, and write the message yourself.
A late fee that adds itself. Set how many days past the due date and how much: once that day passes, the fee is added to what's owed automatically and stays there until it's paid, and the tenant gets a one-time email explaining it.
Fees, your way
Take the lower ACH rate yourself, pass a convenience fee to the tenant instead, or both - the choice is per-portfolio, not fixed by us.
Go bank-transfer-only if you want the lower rate. Turn off credit and debit cards for the whole portfolio and accept ACH exclusively - Stripe's card rate runs several times higher than its ACH rate, and this is the fastest way to avoid it.
Pass a convenience fee on to the tenant. Set separate flat rates for card and for ACH once, for the whole portfolio - charged only when a tenant pays through the portal or app, and only for whichever method they actually use.
You set the rate, you keep the difference. Your convenience fee doesn't have to match what processing actually costs - price it above the fees above and the gap is yours.
Collect rent from a renter, or a due from an owner - same charge tool either way. Layer an optional HOA fee onto any lease alongside rent, useful the moment a unit sits inside an HOA-governed community.
Accounting
Once rent is collected, it needs real books behind it: what's owed to each owner, what's owed to each vendor, and what the IRS wants every January. All of it lives in the same app your rent roll already does.
LEDGER
A real double-entry general ledger behind every property - trust balances, distributions, and a statement for each owner whenever they ask for one.
LEDGER
Track what you owe every vendor, collect their W-9 through a link you send them, and keep their tax ID encrypted at rest - not a spreadsheet with sensitive numbers sitting in it.
LEDGER
Import a bank statement and match it against the ledger - catch what's missing or mismatched before it becomes a bigger problem at tax time.
LEDGER
Every vendor paid over the IRS threshold gets tracked automatically through the year, so pulling final totals at year-end is a lookup, not a scramble every January.
Everywhere the work happens
Web
The full roll, at a desk: adding units, drafting leases, reviewing what the AI agent has proposed.
Native Android & iOS
The same properties and units, in your pocket: log a new lease the moment it's signed. Releasing October 2026.
Worth trusting with a rent roll
Nothing changes without a confirm. The AI agent can propose a change; only you can approve it.
Same permissions as your team, always. The AI agent has no back door into your data; it uses the same checks a person would.
Give each person exactly the access their job needs. Put a maintenance tech or an accountant on the roll with a role scoped to what they actually do, not the whole portfolio.
Your portfolio's data stays yours. Nothing is shared across organizations on the platform, ever.
Start the roll
Bring your property list, however you've been keeping it: spreadsheet, notebook, memory. Property Management keeps it current from here.
